Town of Telluride
The Town of Telluride is a National Historic District consisting of 0.7 square
miles with a permanent population of approximately 2,000 residents. Telluride
is home not only to world class skiing but also to a diverse array of summer
music, art and outdoor festivals. In 2003, the average sold price for a home
in town was $1,108,476, for a vacant residential lot was $704,856, and for a
condominium was $389,633.
Mountain Village
Incorporated in 1995, the Town of Mountain Village encompasses 3.2 square miles
and has a permanent population of approximately 1,000 with a platted density of
just over 7,000. The resort community offers both ski-in/ski-out and golf course
homes, condominiums and lots. A free gondola provides fun and convenient
transportation over the ridge to the town of Telluride. In 2003, the average sold
price for a home was $3,145,313, for a vacant residential lot was $804,835, and
for a condominium was $704,856.
Telluride Mesa Properties
The Telluride region offers a variety of mesa properties and residential subdivisions.
Because 67% of all land in San Miguel County is public land, there is a limited supply
of vacant land with little chance of any new subdivisions of less than thirty-five
acres in the future. Parcels range in size from less than one acre to thousands of acres
on the outlying mesas. The subdivisions close to town, like the Ski Ranches, Aldasoro
Ranch, Elk Run, and Hillside tend to be smaller in size (1-5 acres). Prices for larger
acreage vary depending on access, views, surface water and proximity to town.
